Col Sameer Kanwar (R) is an army veteran and has severed in it for more than two decades. He has an expertise in telecommunications, security and IT management. Over the years, he has worked in several areas including ICT domain, System Integration, Project Management, Network Roll Out, Operations & Maintenance of IT/Telecom infrastructure and networks.
His vigor to excel comes from the fact that after retiring from the army, he ventured into the startup ecosystem and launched his own venture revolving around the booming IT industry. Propchill is a real estate based website that endeavors to bridge the gap and provide an in-depth analysis of Real Estate and Property in India.
Please provide a brief overview of your product/ service.
PropChill exploits analytics to provide a structured approach to the property selection process, with digital tools to carry out in-depth analysis of residential property across 5 independent pillars of Design, Specifications, Conveniences, Propinquity and Cost. Properties can be compared across all these pillars through graphs and matrices. Ratings have been carried out across all these verticals based on proprietary algorithms which take into consideration 100+ facets of the property. Property can be compared within a city or across cities. For a larger picture ‘insights’ has been developed which give out the ‘Livability Index’ of various cities in India. It is based on 6 independent pillars and accounts for 50+ facets of the cities. The analysis has a drilled down approach, starting at the level of India and going down to the localities.
What inspired you to build the above product/ service?
I was in the Army and sought voluntary retirement in Dec 2012 after having served for 23 years; the feeling of insecurity was immense, probably for the first time could realize the feeling a newborn goes through when the umbilical cord is snapped. Settling down in the ‘civil-street’ required us to decide the place of our choosing. We started our search on the internet to finalize our abode. To our horror, though unmanageable quantum of information was available, there did not exist a single platform (or resource) which could provide some analysis, comparisons or conclusive suggestions. That’s where ‘PropChill’ germinated.

What was the most challenging part of your journey till now?
There have been two infact. 1. Raise and groom a team which has the right mix of talent and attitude. 2. As we operate in the real estate domain authenticity of information and availability of data points is a huge challenge.
How did you overcome those challenges?
Kept talking to oneself, introspection, having a very positive mind set and leave a few things to get sorted out with time.
